About the Price per Acre Calculator

Land is almost always compared on a price-per-acre basis in the United States and per hectare in most other countries, because parcels vary so much in size. This calculator takes the asking or sale price and the parcel area in acres, hectares, square feet or square metres, and returns the price per acre, per hectare, per square foot and per square metre at once, along with the area converted to acres and hectares.

Enter a comparable price per acre to see what the parcel would be worth at that rate and how the asking price compares. That makes it useful for buyers screening farmland, ranch land, timber or recreational acreage, builders pricing lots, and sellers checking a listing against recent sales.

Conversions use the international acre of exactly 43,560 square feet (4,046.8564224 m²) and the hectare of 10,000 m². The older US survey acre differs by about two parts per million, which is negligible for pricing. Price per acre is only a starting point — road frontage, water, zoning, soil and utilities can make similar-sized parcels worth very different amounts.

With the default inputs, the price per acre is $6,250.00. Change any value above to recalculate instantly.

How to use the price per acre calculator

  1. 1Enter the asking or sale price of the land.
  2. 2Enter the parcel size and choose acres, hectares, square feet or square metres.
  3. 3Read the price per acre, hectare and square foot.
  4. 4Optionally enter a comparable price per acre from nearby sales to compare value.

Formula and method

Price per acre = Price ÷ Acres
Acres = Square feet ÷ 43,560 = Hectares × 2.4710538
Price per hectare = Price per acre × 2.4710538
Value at comps = Comparable $/acre × Acres

The area you enter is first converted to square metres (1 acre = 4,046.8564224 m², 1 hectare = 10,000 m², 1 sq ft = 0.09290304 m²) and then to every other unit, so all prices are consistent. Price per acre is the total price divided by the area in acres, and the same division gives the price per hectare, square foot and square metre.

Because one hectare is about 2.471 acres, the price per hectare is always about 2.471 times the price per acre. Multiplying a comparable sale’s price per acre by your parcel’s acreage gives a quick value estimate; adjust for differences in access, utilities, zoning, topography and water before relying on it.

Worked examples

40 acres for $250,000

$250,000 ÷ 40 acres = $6,250 per acre. Forty acres is 16.19 hectares, so the price is about $15,444 per hectare or 14.3 cents per square foot. At a comparable $7,000 per acre the parcel would be worth $280,000, so it is listed $30,000 below comps.

5 hectares for $180,000

$180,000 ÷ 5 ha = $36,000 per hectare, or $3.60 per square metre. Five hectares is 12.36 acres, so the price is about $14,569 per acre.

Half-acre building lot in square feet

A 21,780 sq ft lot is exactly half an acre (21,780 ÷ 43,560). At $95,000 that is $4.36 per square foot, or $190,000 per acre — typical of how small lots carry far higher per-acre prices than large tracts.

Frequently asked questions

How do you calculate price per acre?+

Divide the total land price by the number of acres. A 25-acre parcel listed at $200,000 costs $200,000 ÷ 25 = $8,000 per acre. If the area is in square feet, divide by 43,560 first to convert it to acres.

How many square feet are in an acre?+

One acre is exactly 43,560 square feet, which is about 4,047 square metres or 0.4047 hectares. A square acre is roughly 208.7 feet on each side.

How do I convert price per acre to price per hectare?+

Multiply the price per acre by about 2.471, because one hectare equals 2.4710538 acres. For example, $6,250 per acre is about $15,444 per hectare.

Why do smaller parcels cost more per acre?+

Small lots usually sit closer to roads, utilities and towns, and buyers pay a premium for buildable sites. Large tracts have fewer potential buyers and more unusable land, so their price per acre is typically lower.

What affects land value per acre?+

Location, zoning, road access, utilities, soil quality, water rights, topography, flood risk and mineral or timber rights all affect value. Compare with recent sales of similar parcels rather than relying on a regional average.
