About the India Home Loan Eligibility Calculator

This home loan eligibility calculator estimates how much an Indian bank or housing finance company may lend you. Lenders look at your net monthly take-home income and allow only a set share of it — the fixed obligation to income ratio (FOIR), typically 40% to 60% — to go towards all EMIs. Subtract the EMIs you already pay on car, personal or other loans and what is left is the maximum new home loan EMI, which the calculator converts into a loan amount at your interest rate and tenure.

Tenure is limited by your age, because most lenders want the loan repaid by 60 for salaried borrowers (often 65 to 70 for the self-employed) and cap it at 30 years. Adding a co-applicant’s income raises eligibility. The result is then capped by the Reserve Bank of India’s loan-to-value limits: 90% of the property value for loans up to ₹30 lakh, 80% for loans from ₹30 lakh to ₹75 lakh and 75% above ₹75 lakh.

Use it before you shortlist properties or apply, to see whether to close a small loan first, add a co-applicant or choose a longer tenure. Actual sanction also depends on your credit score, employer category, stability of income and the lender’s own FOIR grid, so treat the figure as a guide.

With the default inputs, the eligible home loan is ₹4,609,233.59. Change any value above to recalculate instantly.

How to use the india home loan eligibility calculator

  1. 1Enter your net monthly take-home income and any co-applicant’s income.
  2. 2Add the EMIs you already pay on other loans.
  3. 3Set the FOIR, interest rate and preferred tenure.
  4. 4Enter your age and the age by which the loan must end.
  5. 5Enter the property value to apply the RBI LTV cap and see your down payment.

Formula and method

Max EMI = (Net income × FOIR) − Existing EMIs; Loan = EMI × (1 − (1 + r)^−n) ÷ r; Eligible = min(Loan, RBI LTV cap)

Lenders cap the share of net monthly income that can go to all loan repayments (FOIR). Multiplying combined take-home income by FOIR and subtracting existing EMIs gives the largest new EMI. The present value of that EMI over the tenure at the monthly interest rate r is the loan your income supports. The tenure is the shorter of your preferred tenure, 30 years and the years left until the age by which the loan must be repaid.

The income-based amount is then capped by the RBI loan-to-value limits for individual housing loans: up to 90% of the property value for loans up to ₹30 lakh, 80% for loans above ₹30 lakh up to ₹75 lakh, and 75% above ₹75 lakh. Stamp duty and registration charges are generally excluded from the property value for this purpose.

Worked examples

₹1 lakh salary with a ₹10,000 car EMI

At 50% FOIR, ₹50,000 of the ₹1,00,000 salary can go to EMIs; after the ₹10,000 car EMI, ₹40,000 is left. At 8.5% over 20 years that supports about ₹46.09 lakh. The RBI cap on a ₹75 lakh property is ₹60 lakh, so income is the limit and you need about ₹28.91 lakh of your own funds.

Couple earning ₹2.5 lakh a month, ₹90 lakh flat

At 55% FOIR the couple can afford a ₹1,37,500 EMI, which would support about ₹1.71 crore over 25 years. But on a ₹90 lakh property the RBI cap is 80% — ₹72 lakh, which falls in the ₹30–75 lakh band — so the loan is limited to ₹72 lakh and they need ₹18 lakh of their own money.

48-year-old borrower, tenure limited by age

With the loan required to end by 60, the tenure is cut to 12 years. A ₹60,000 EMI at 8.5% for 12 years supports about ₹54.05 lakh, but the RBI cap on a ₹60 lakh home is 80%, or ₹48 lakh.

Frequently asked questions

How is home loan eligibility calculated?+

Lenders take your net monthly income, apply a FOIR of usually 40% to 60%, subtract existing EMIs and convert the remaining EMI into a loan using the interest rate and tenure. The result is capped by the RBI loan-to-value limit on the property.

What is FOIR in a home loan?+

FOIR (fixed obligation to income ratio) is the share of your monthly take-home pay that can go towards all EMIs, including the new home loan. Many banks allow about 50% for moderate incomes and 60% or more for higher incomes.

How much home loan can I get on a ₹50,000 salary?+

At 50% FOIR with no other EMIs you could afford about ₹25,000 a month, which supports roughly ₹28.8 lakh at 8.5% over 20 years or ₹32.5 lakh over 30 years, subject to the property’s LTV cap and your credit profile.

What is the maximum LTV for a home loan in India?+

RBI limits individual housing loans to 90% of the property value for loans up to ₹30 lakh, 80% for loans above ₹30 lakh up to ₹75 lakh, and 75% for loans above ₹75 lakh. The rest must come from your own funds.

How can I increase my home loan eligibility?+

Add an earning co-applicant, close or prepay small loans to free up FOIR, choose a longer tenure, improve your credit score to get a lower rate, or declare additional regular income such as rent.
