About the Commercial Rent Calculator

Commercial space is usually advertised as a price per square foot rather than a monthly rent, which makes listings hard to compare. This commercial rent calculator converts the quoted rate into what you will actually pay each month and each year. Choose whether the rate is quoted per year (common across most of the US and for office, retail and industrial) or per month (common in some West Coast markets), enter the rentable square footage, and add any triple-net (NNN) charges for property tax, insurance and common-area maintenance.

Business owners, founders looking for their first office or shop, and brokers preparing a comparison can all use it. Add the annual escalation and lease length to see the full cost of the lease and a year-by-year schedule, which is what you are committing to when you sign.

Base rent escalates each year by the percentage you enter; NNN charges are held at today’s estimate because landlords reconcile them against actual costs. The calculator does not include free-rent periods, tenant improvement allowances or security deposits.

Formula and method

Annual rent = Sq ft × (Base rate + NNN rate); Monthly rent = Annual rent ÷ 12; Base in year y = Year-1 base × (1 + escalation)^(y − 1)

Commercial rates are quoted per square foot of rentable area. If the rate is per year, multiply by the square footage for annual rent and divide by 12 for the monthly payment; if it is per month, multiply by 12 first. Under a triple-net lease the tenant also pays a share of property tax, insurance and common-area maintenance, quoted as a separate NNN rate per square foot.

Most leases increase base rent each year by a fixed percentage. The total lease cost sums each year’s escalated base rent plus the NNN charges, which are held at the current estimate because they are reconciled against the landlord’s actual expenses each year.

Worked examples

2,500 sq ft at $24/sq ft/yr NNN

2,500 sq ft × $24 is $60,000 of base rent a year, or $5,000 a month. NNN charges of $8/sq ft add $20,000 a year ($1,666.67 a month), for $6,666.67 in total. With 3% annual bumps over five years the lease costs about $418,548, ending at roughly $7,294 a month.

West Coast retail quoted at $3.50/sq ft/month

At $3.50 per sq ft per month, 1,200 sq ft costs $4,200 a month in base rent; $0.90 of NNN adds $1,080. That is an all-in $52.80 per sq ft per year. Over three years with 3% bumps the lease costs about $194,661.

Full-service gross office lease

On a gross lease the landlord covers taxes, insurance and maintenance, so 4,000 sq ft at $38 is simply $152,000 a year or $12,666.67 a month. Seven years with 2.5% escalations adds up to about $1.15 million.

How do you calculate commercial rent per square foot?+

Multiply the rentable square feet by the annual rate per square foot, then divide by 12 for monthly rent. For example, 2,500 sq ft at $24 per sq ft per year is $60,000 a year, or $5,000 a month, before any NNN charges.

What does NNN mean in a commercial lease?+

NNN, or triple net, means the tenant pays base rent plus its share of the property’s three main operating costs: property taxes, building insurance and common-area maintenance (CAM). Landlords estimate these monthly and reconcile them against actual costs after the year ends.

Is commercial rent quoted monthly or yearly?+

In most US markets office, retail and industrial rates are quoted per square foot per year. Some markets, notably parts of California, often quote per square foot per month. Always confirm, because $2.00 a month equals $24 a year.

What is the difference between rentable and usable square feet?+

Usable area is the space you occupy exclusively; rentable area adds your share of common areas such as lobbies, corridors and restrooms. Rent is normally charged on rentable square feet, which is often 10%–20% larger than usable area in office buildings.

What is a typical annual rent escalation?+

Many commercial leases increase base rent by a fixed 2%–4% per year, while others tie increases to an inflation index such as CPI. Over a five- or ten-year lease the difference between 2% and 4% adds up to a meaningful amount.
